Reserve Study

Utah law requires homeowner associations to conduct a Reserve Study on a specified schedule, including regular mandatory updates. A Reserve Study looks at an Association's fixed assets—buildings, vehicles, common areas, amenities, and so forth—and estimates a life span for each. The Reserve Study also estimates maintenance or replacement costs for these items. The Reserve Study should then be used as a budgeting tool, ensuring that an Association is putting away sufficient funds to maintain these assets over time.
