Reserve Study

Utah law requires homeowner associations to conduct a Reserve Study on a specified schedule, including regular mandatory updates. A Reserve Study looks at an Association's fixed assets—buildings, vehicles, common areas, amenities, and so forth—and estimates a life span for each. The Reserve Study also estimates maintenance or replacement costs for these items. The Reserve Study should then be used as a budgeting tool, ensuring that an Association is putting away sufficient funds to maintain these assets over time. Every year, a portion of the Association's budget should go into its Reserve Fund for those future maintenance and replacements expenses.  Note that these online copies are provided for convenience and regulatory compliance; owners can find accurate versions of all documents in the Owner Portal (PayHOA.com) under "Documents."

Board Meeting Minutes

Minutes are posted after they are approved. Generally, approval happens at the next Board meeting. Off-season, we do take a break in February-April, so the January minutes may not post until the following May, unless we schedule an earlier open meeting.

Approved minutes are available in the Owner Portal (PayHOA.com). Just click "Documents" in the left-hand side bar, and then look for the "Minutes & Agendas" folder. Minutes are then organized by year. For non-owner access to minutes, please contact our management company, Administrative Business Solutions.

Forms

All forms are available in the Owner Portal (PayHOA.com)—look for "Requests" in the left-hand side bar after you log in.

These online forms will be processed more quickly and accurately than paper forms and we strongly suggest you use the online versions. If you have old paper forms, they are likely outdated and cannot be accepted, which will delay your request being handled.

Having trouble logging in? Please contact the management company (ABS; info on the "Contact" page of this site) for assistance.
